A waterfront house at Woronora with a Hollywood connection is for sale.

The property at 169-171 Prices Circuit is not only a rare slice of the suburb's history, with one of the area's largest landholdings, it's been tightly held by the same family for over 50 years.

The celebrity link? It's played host to US actor best known for her role playing Bridget Jones: Renee Zellweger.

The actress publicly shared her love of Woronora since her recent visit to Australia earlier this year.

Set on an expansive 1258 square metres with direct river access, the house is up for sale for the first time since it was built in 1981.

Originally purchased in 1977 by Alvaro and Rita Leghissa as a family weekender, the couple later demolished the original dwelling to build their new family home on the property, raising their sons Richard and Greg.

Their niece, Zellweger, has spent time at the home, reminiscing about her stay there and enjoying her uncle's cooking.

But long before it became the Leghissa family home, the land played a key role in Woronora's early history, once housing one of the suburb's original general stores and post offices, and later Cox's Boatshed, a community boat hire and petrol service that operated until the 1970s.

The house is expected to break records and set a new benchmark for the area.

Agent Mitchell Wynn of Highland Property said the house was "an exceptional listing."

"It's not often that a home with such a rich local history hits the market," Mr Wynn said.

"Its size, position and legacy make it one of the most remarkable listings the area has seen. There's strong potential for subdivision, but equally, it's the perfect canvas for a deserving family to create their own dream riverside estate and continue the legacy built by the Leghissa family.

The elevated house hthe same family has tightly helding areas, a self-contained lower-level apartment, a large outdoor terrace, jetty, concret ramp and street-to-water driveway.

With a previous DA approval for a two-lot subdivision subject to council approval, the property offers versatility for future development.

"This is not just a beautiful waterfront home; it's a property that is interwoven into the history and heart of Woronora," Mr Wynn said. "I think buyers will be really receptive to that."
